Down Payment Advantage Program

For Stick Built, Manufactured and Modular properties:
FHA requires 3.5% down on a purchase.  Conventional programs require 3% down. 
Our Down Payment Advantage provides up to a 3.5% Grant that doesn't have to be paid back.  Making this program a True 0% Down Program with FHA and Conventional. 

  • 100% Loan to Value - $0 Money Down  (Only 2% Grant for Manufactured Homes)
     
  • 580+ Credit Score needed for this Program   (We have credit clean up programs if needed)
    580 - 619 = up to 2% Grant
    620+ = up to 3.5% Grant

     
  • $75,000 min. Loan Amount up to the FHA County Loan Limits 
     
  • 10, 15 and 30 year Terms
     
  • Owner Occupied Only (No Investment or 2nd. Homes)
     
  • Residential Properties Only:  1 - 2 Units  (Condos, Manufactured & Modular allowed)
     
  • Can be combined with up to 6% Seller paid closing costs
     
  • May be used with the FHA 203(b), FHA 203(k) Renovation loans and Conventional Programs
Eligible Borrowers:  (Any one of the Following)
  • Borrower's total income is 140% or less of the local area Median income
     

  • First-time Home Buyers
     

  • Any Borrower on the Loan Application who is a current, retired, volunteer, or non-paid:

     

  1. First-responder: police officer, firefighter, public safety officer, paramedic, or emergency medical technician (EMT), including volunteers
     

  2. Educator or Teacher
     

  3. Medical personnel: nurse, doctor, phlebotomist, or health ambassador, or hospital, American Red Cross worker, or similar
     

  4. Civil servant in a federal, state, or local municipality
     

  5. Military personnel
